Project Overview

CS Mason Contracts was appointed to deliver full groundworks and civil engineering services for a new industrial building/factory development in Eye, Suffolk. The scope included preparation for piling, ring beam foundations, reinforced concrete works, bolt box installation, and critical site infrastructure.

From demolition remediation to detailed foundation construction, this project demonstrates our capability to deliver high-quality, technically demanding work on a live site under time-sensitive conditions.

Scope of Works & Solutions Delivered

Our team successfully carried out a full package of enabling and structural groundwork services:

  • Hard-core levelling and compaction following demolition

  • CBR testing to verify ground conditions for piling and slab works

  • Piling attendance, pile cap breakout, and pile trimming

  • Excavation for ring beam foundations with beam form shuttering

  • Reinforcement cage fabrication on-site

  • Installation of ring beams and concrete pours

  • Bolt box installation – a critical structural component requiring skilled alignment and setting for future steel connections

  • Foul drainage installation

Technical Challenges & Precision Tasks

This project required several highly specialised and precision-based operations:

  • Bolt Box Installation: These timber and bolt assemblies were carefully set out to align perfectly with the steel frame installation, requiring tight tolerances and expert handling.

  • On-site reinforcement fabrication: Enabled real-time adjustments to changing conditions and ensured structural integrity across the foundation footprint.

  • Concrete works with shuttering and pours: Sequenced and delivered precisely to form strong, accurate ring beams essential for the superstructure.
